Resolve the permission route before committing
Check the lease, freeholder or managing-agent process, building rules and any planning implications that apply to the proposed external equipment or alterations. Requirements vary, so a generic online answer should not be treated as approval.
The permission request is stronger when it includes equipment dimensions, location drawings, sound data, mounting method, pipe and drainage routes, visual treatment, access for maintenance and evidence of the proposed contractor’s qualifications and insurance.
A brand or indoor unit can be changed. A rejected outdoor position or drainage route can invalidate the whole concept.
The outdoor-unit position is usually the critical design decision
Potential locations include a balcony, terrace, roof area, service zone or another position approved by the building. Each option needs sufficient airflow, structure, service clearance, safe access and an acceptable visual and acoustic impact.
Do not assume a decorative screen makes an unsuitable position acceptable. Screening can restrict airflow and service access. The proposed arrangement should follow manufacturer requirements and the building’s conditions.
Treat pipes, cable and drainage as part of the interior design
Apartment layouts can make external walls difficult to reach from bedrooms or living rooms. Long internal routes may cross halls, joinery or finished spaces. Concealing them can require ceiling voids, bulkheads or coordinated building work.
Condensate needs a reliable destination. Gravity drainage is often preferable, but may not be available. Pumps add another component that needs power, accessible positioning and maintenance. Discharging water where it can affect neighbours or the façade is not acceptable.
Consider neighbours and structure, not only the room
Outdoor sound can travel to adjacent balconies, windows and bedrooms. Vibration can also transmit through brackets or shared building elements. Review the exact model, operating conditions, position, mounting and nearby receptors.
Indoor sound remains important, particularly in bedrooms, but external impact may be the permission issue that decides the design. Any acoustic requirement from the building or planning process should be incorporated before selection.
Plan installation and future service access
Shared entrances, lifts, concierge procedures, parking, working hours and protection rules can affect the programme. Roof or façade positions may require specialist access and formal permits.
Future filter cleaning and servicing also matter. A concealed indoor unit above a finished ceiling or an outdoor unit reachable only through another property can create an avoidable maintenance problem.
Build a permission-ready proposal
- Confirm the rooms, comfort issue and proposed system type.
- Show the indoor and outdoor equipment on clear plans or photographs.
- Describe pipework, cable, containment and condensate drainage.
- Provide model-specific dimensions and sound information.
- Explain mounting, vibration control, airflow and service clearances.
- Confirm access arrangements, protection and working hours.
- Provide contractor, insurance and qualification evidence requested by the building.
- State how commissioning, warranty and maintenance will be managed.
Keep alternative routes open
If the preferred external location is not available, the next step is not to force the same design. Reconsider the number of rooms, system type, indoor-unit positions, route strategy or whether another form of comfort improvement is more appropriate.
A good consultation should be honest when the building constraints make the desired result impractical or disproportionately disruptive.
